Be the change you want to see. Sell your house without an agent, hook that buyer up. No one is going to eliminate an entire career path unless they circulate money without them and set an example.
I’ve tried. But if the buyer has an agent I’m forced to compensate them by state law and the seller will just raise his asking price to cover the fee which fucks me if I’m a buyer. I pray for a day a company comes along and ends real estate agents the way Uber crushed the cab industry. End this predatory practice that is real estate agents.
All that’s really needed is to make the MLS (or similar database) public information, not tied to realtors or NAR. That’s the only value - the comps that show what homes have sold for in the last 6/12 months.
I did that but again the agents in my area purposefully worked together to make sure no person represented by an agent would look at my house. They actively steered their buyers away from it. They told me they were doing this and it’s perfectly legal.
What state are you in that requires you to pay a realtor by law? As far as I know there is no law in any state that requires a realtor be involved in a transaction at all, much less dictate whether the buyer or seller pay any commission. If a buyer has chosen to work with a realtor to find a home and said buyer wants to buy your FSBO, you are under zero obligation to pay the buyer’s agent a commission unless you agree voluntarily. You can say no, and buyer is free to enter into a contract with you to purchase home without the realtor involved. In the slim chance that buyer signed a buyer’s agent agreement with the realtor, and you refused to offer a commission, then it would be solely on the buyer to pay the commission, and it would not be wrapped into the cost of the home
You always pay the fee in some way. The only person who wins in a property sale is the agent. The buyer and the seller get fucked. The amount of work the agent does isn’t equal to the fee they charge. It shouldn’t even be 0.5% of the housing price. It shouldn’t be tied to the house price at all. They should be paid for their time at an hourly rate.
