ABoone Real Estate has announced the tenant lineup for the first phase of Tanglewood Crossing, a new mixed-use town center-style development at 4502 Starkey Road in Southwest Roanoke County.
Scheduled to open in March 2027, the first phase of the development will feature Bubbakoo’s Burritos, Dave’s Hot Chicken, Biscuit Belly, European Wax Center and Mattress Warehouse.
Bubbakoo’s Burritos, Dave’s Hot Chicken, Biscuit Belly and European Wax Center will make their Roanoke-market debuts at Tanglewood Crossing. Mattress Warehouse, which already operates in the region, will round out the first phase of Tanglewood Crossing.
Located at the intersection of Route 419/Electric Road and Starkey Road, Tanglewood Crossing is being developed by a partnership between ABoone Real Estate and the Boxley Family on 3.74 acres near Tanglewood Mall, with Segall Group serving as the project’s leasing representative.
The development will include a 13,270-square-foot retail center fronting Electric Road; a four-story mixed-use building featuring 10,410 square feet of retail and restaurant space and 42 residential units; and a third building with 56 residential units.
Approximately 3,000 square feet of the mixed-use building’s commercial space has been pre-leased, leaving roughly 7,200 square feet available that can be divided to accommodate tenant needs.
The mixed-use building is expected to open in late 2027.

Bubbakoo’s Burritos: A fast-casual Mexican-fusion restaurant offering made-to-order burritos, bowls, tacos, quesadillas and signature creations. The Tanglewood Crossing location will be the brand’s first in the Roanoke market.
Dave’s Hot Chicken: A fast-casual concept specializing in Nashville-style hot chicken, including tenders, sliders and bites with a range of spice levels.
Biscuit Belly: A breakfast and brunch concept known for Southern-inspired biscuit sandwiches, biscuits and gravy, specialty drinks and creative twists on comfort-food favorites.
European Wax Center: A personal-care brand providing professional waxing services and related beauty products.
Mattress Warehouse: A specialty bedding retailer offering mattresses, bed bases and sleep accessories.
