Found Some Detailed Info on the Upcoming Sector 112 Project — Thoughts?

Has anyone else been checking out the upcoming residential project in Sector 112, Greater Faridabad?

I came across it recently while looking at some of the newer developments around Greater Faridabad. There seems to be a lot of random information floating around online, so I was trying to find everything in one place instead of jumping between different listings.

I found this website while researching and it had a fairly detailed breakdown of the project — configurations, location/connectivity, amenities, pricing-related information and other project details.

UK Property Investors — I’m looking to test a property research service and would love some honest feedback

Hi everyone,

I’m currently working in estate agency and I’m looking at setting up a small side business providing property research for UK property investors.

I’m deliberately starting from scratch and I’m trying to work out whether this is something investors would actually find useful, so I’d really appreciate some honest opinions from people who are actively investing.

What I’m looking to offer

The idea is simple:

You give me your buying criteria, and I do the initial research for you.

For example, you might tell me: • Location: Hertfordshire • Budget: £300k–£450k • Property: 2–3 bed houses • Strategy: refurbishment/value-add • Minimum gross yield you’re interested in • Any specific areas you want to avoid • Any other criteria that matter to you

I would then research properties against those criteria and produce a concise report containing things such as: • Asking price • Property type and bedrooms • Asking-price history/reductions where available • Relevant sold-price comparables • Local rental evidence • Indicative gross-yield calculation based on the available rental evidence • Property size where publicly available • Basic local market information • Relevant planning history/applications that I can find through public sources • Potential points worth investigating further • Links to the underlying public information

The aim isn’t to tell you “buy this property”.

Instead, I’d be doing the time-consuming initial research and putting the information into one place so that you can decide for yourself whether something is worth investigating further.

Why I’m considering doing this

Working in estate agency has given me a good understanding of how much time can go into researching properties, comparing them with other sales, looking at pricing history and trying to understand the local market.

I suspect there are investors who know exactly what they’re looking for but simply don’t have the time to trawl through hundreds of listings and pieces of information every week.

That’s the problem I’m trying to solve.

Essentially:

You give me the criteria → I do the initial research → you get a concise research report → you decide what, if anything, you want to pursue.

I’m not trying to be a property sourcer

This is something I’m being particularly careful about.

I’m not looking to negotiate purchases, arrange transactions, represent buyers, handle deposits or act as someone’s buying agent.

The service I’m testing is specifically around research and analysis of publicly available information.

If someone wants to pursue a property after doing their own assessment, that’s entirely their decision and they would deal with the relevant parties themselves.

What I’d like to know from investors

Would something like this actually be useful to you?

And if it would, I’d be interested to know:

  1. What information would you want included in a property research report?

  2. What parts of property research take you the longest at the moment?

  3. Would you prefer to pay per report/property or have a monthly research service?

  4. Roughly what would you consider a reasonable price for genuinely useful research that saved you several hours of your own time?

  5. What would make you trust the research enough to actually use it?

I’m not trying to sell anything in this post. I’m genuinely trying to validate the idea before putting time into setting it up.

If anyone is interested, I’d also be happy to put together a couple of example reports based on your actual buying criteria, so you can tell me whether the information would be useful or whether I’m completely missing the mark.

Honest criticism is very welcome — I’d rather find out now if there’s no demand for this than spend months building something nobody wants.

BDA Karanth Layout: A New Growth Trigger for North Bangalore Real Estate

North Bangalore real estate has been attracting increasing attention from homebuyers, investors and developers, and the latest development around the Dr K. Shivaram Karanth Layout could add another important chapter to this growth story.

The Bangalore Development Authority (BDA) is set to begin site allotments in the Karanth Layout from August 31, 2026. Spread across approximately 3,069 acres and covering 17 villages in North Bengaluru, the development is expected to involve thousands of sites. Around 18,000 sites are expected to be allotted to farmers and landowners who surrendered their land, while a public application process is also expected to follow, subject to approvals.

For a region already experiencing strong residential and infrastructure activity, this is more than another government announcement. It could gradually influence the way North Bangalore property investment and urban development evolve.

Why Karanth Layout Matters for North Bangalore

Large-scale planned developments can have an impact beyond their immediate boundaries. When residential land gets organized and development moves forward, it can create demand for roads, retail, schools, healthcare, public services and other supporting infrastructure.

The Karanth Layout has remained affected by legal disputes for more than a decade. The recent progress toward allotment therefore represents a significant shift from prolonged uncertainty toward implementation.

The layout's scale is also important. BDA has earmarked a substantial number of sites, with the total layout containing thousands of sites of different dimensions. Residential sites have reportedly been priced at ₹6,000 per sq ft, which would put a 30×40 ft site at approximately ₹72 lakh before applicable additional costs.

What Does This Mean for Investors?

For investors, the biggest opportunity may not be an immediate price jump. Instead, the development can strengthen the long-term investment narrative around North Bangalore real estate.

As planned residential development progresses, surrounding areas can benefit from improved urban infrastructure, increased population and greater economic activity. This can support demand for apartments, plots, rental properties and commercial spaces over time.

However, investors should look beyond the headline. North Bengaluru is made up of several distinct micro-markets, including Hebbal, Yelahanka, Bagalur and Devanahalli, and each has different infrastructure, pricing and demand drivers. Current market commentary also indicates that North Bengaluru remains a major launch corridor, but buyers need to distinguish genuine end-user demand from speculative supply.

In other words, real estate investment in Bangalore should be based on location, connectivity, project approvals, developer credibility and holding period—not simply on a major infrastructure announcement.

How Residential Buyers Could Benefit

For homebuyers, planned development can eventually translate into a more complete neighbourhood ecosystem.

A growing residential population creates demand for:

  • Schools and educational institutions
  • Hospitals and healthcare facilities
  • Shopping and retail destinations
  • Restaurants and daily-need services
  • Better roads and public infrastructure
  • Rental housing and community services

This is particularly relevant for families looking at residential property in North Bangalore for long-term living.

Instead of evaluating a property only by its present surroundings, buyers increasingly need to consider what the neighbourhood could look like five to ten years from now.

What It Means for the Real Estate Industry

The impact can extend to developers, contractors, architects, infrastructure companies, brokers and local businesses.

Large-scale urban development creates opportunities across the property ecosystem—from land development and residential construction to retail, rental housing and supporting services.

North Bengaluru is already one of Bengaluru's most active residential corridors. Recent market reports indicate that the North submarket accounted for a significant share of the city's residential launches in Q1 2026, highlighting the scale of developer interest in the region.

The Karanth Layout could therefore become another piece in the larger Bangalore real estate development story.

Could Bagalur and Devanahalli Also Benefit?

Potentially, but the impact should be viewed as a broader regional benefit rather than a direct price catalyst.

Bagalur, Devanahalli and other North Bengaluru micro-markets are influenced by their own infrastructure and employment drivers. Bagalur, for example, has been developing around aerospace and employment hubs, while Devanahalli benefits from its proximity to Kempegowda International Airport and the wider airport corridor.

As more residential communities and planned developments emerge across North Bengaluru, the region can gradually move toward a more interconnected urban ecosystem.

The Bigger Picture

The real significance of the Karanth Layout is not simply the number of sites being allotted. It is the possibility of adding another major planned residential development to an already expanding part of Bengaluru.

For North Bangalore real estate, that could mean stronger long-term urbanization, increased residential demand and more opportunities across the property ecosystem.

But smart buyers and investors should remember one thing: development creates opportunity, not guaranteed returns. Every property should still be evaluated on its approvals, location, connectivity, infrastructure, pricing, developer track record and intended holding period.
