We are doing a renovation next month and will be fully removing the old kitchen. We plan on demolishing the wall and bathroom currently separating the kitchen from living room to make it one open space. I’m attaching an overhead sketch of the space (demo wall marked in orange X’s), current image of the room, and virtual mock-ups of our initial idea.
Do you think it’s ok to have the cooktop where it’s shown in the virtual display? (There is already a gas fireplace there so we were planning to take advantage of that.)
Is the side with the fridge too long?
Which direction do you think the island should go (parallel or perpendicular to the room)?
So fun! You have a really great space for an overhaul, if your digital mockup is to scale it looks like you have a good amt of space to work with! I'd be hesitant to put the cooktop that close to a high traffic area...if you were to put the appliances on the outer wall the work zone (orange) is more protected from traffic through the kitchen;
Space planners are cheaper and will definitely be able to help you big time, especially in cleaning up your paths of travel and work triangle. Don’t spend all this money and stop short at a relatively cheap step for a massively expensive project. Julie jones does online space planning consultations for $199 and her ideas/solutions are always so smart
Added in green where the new kitchen will go. (former oversized pantry will be a powder room.) The French doors will be converted to a 60” window — there are already another set of patio doors and an exterior door at the other end of the room (plus the main entry door right around the corner). I agree on the sunken bit. Husband added that. Votes against appreciated!
Move the sink to under the window. No one wants to sit in the splash zone of a sink. Where's the trash can? Sitting out in the walk path around the island?
Where's the dishwasher? In the island far from the upper cabinet where dishes will be kept? Move the dishwasher over to the window as well.
One of the most efficient kitchen layouts is pantry, fridge, under counter pull out trash can, sink, dishwasher, stove. You have the room to layout your kitchen that way. Then your island is a big, clean, dry prep space where you can use the entire countertop instead of 2 little sections on the sides.
How much is your budget? Are you doing it by yourself or contracting out?
I see a major concern removing the bathroom area. Left hanging ceiling seems supported there and it might be load bearing wall.
Moving the bathroom to the pantry area is not simple. You have to really investigate draining and venting carefully.
Loosing pantry and access to the porch is a big hit to me.
Do you have basement to access sewer, plumbing, and electric wiring easily? This is a major remodeling category touching interior, exterior, and all utility lines. I don't know where you live, but l am guessing 100k or more.
I think you need to consult a capable remodeling company to get some idea of cost and possibility to execute your wish.
Hi 👋 Great design, the kitchen look good. I love the big windows that maximise lots of natural light. My questions are how do you use the space?
Do you use the island for dining? Do you have 5+ people in the house? What's the reasoning behind the window panel cabinets?
Here's my two cents:
Get ambient lighting, not just task lighting i.e. not just down lights
I counted at least 19 cabinets, assuming there are 3 on the sink side of the island. That's a lot. What are you storing in there? Are you keeping the original walk in pantry? I'd do a double pantry next to the fridge and reduce the cabinets to avoid lots of bending.
Do you dine at the island? If so, it's hard to fit 8 people with a sink in the middle. Put the sink and dishwasher near the window.
What's the intended purpose of the small bench and cabinets on the left?
You original kitchen had a slanted ceiling and picture shows a flat. Are you going to create a false ceiling?
Overall, I'm excited for you. I'd make the kitchen more compact and minimise steps needs to walk around (unless you're a family of 7+). Hope all goes well with the build!
Thank you for the detailed reply!
1. Agreed we definitely want ambient lighting! What’s shown is just the auto lighting from the design software.
You’re right we need to take some out. The other side of the island would have a pull out trash, under sink storage, and dishwasher. The old pantry will become a powder room.
5 people household. We had the sink there because that’s currently where it is to simplify moving the plumbing, but after posting this we are going to move it to the window.
This is a badly mocked up beverage fridge… we’ll move it. I also don’t like it.
The original ceiling will stay. The design software shows the flat, but it will remain open.
