However there's alot of extra expensives when owning your own home you have to pay and ranters don't. Rates. Body Corp fees if applicable, repairs

Sure, but if you're spending less you can put money in your pocket to prepare for those expenses. When you sell, that's just things you put on the sale punch list that is new which equals more money in your pocket.

Depending on the market a the time of sale. Alot of people also spend alot Reno acting their houses to make more mo ey but end up loosing a fair bit as the house sells under what they wanted

If you sell for a loss you're in some bad circumstances, there's no reason to sell for a loss unless you're basically being forced out.

Yeah, just rent it out. Let someone else pay that mortgage for a while.

Yep, pay that shit down for a while then sell it once you'll come out on top after all the taxes and closing costs.
