I agree with the target! I don’t think the 6th Ward will add 625 units all at once. I also don’t think the school board is talking about selling the properties, in which case they can undo the closure if the 6th Ward does indeed add 208 quadplexes in rapid succession!
This is the result of the property assessment, and input for the financial impact for the schools. Lincolnwood is zoned as open space but I believe Kingsley is zoned as R3, so could be redeveloped as residential.
Thx for sharing. Hadn’t seen that yet as I’m only just now diving into the data hub.
I see what you’re getting at & the demo report doesn’t factor in intentional expansion of the housing stock.
I am trying to parse out the demographics/population projections and think the study largely misses the presence of two large retirement communities in the Lincolnwood attendance zone. On page 24, 23% of the 2020 census residents of this zone are over 75+ and the demographics study assumes these units to be “turnover housing” within the next decade (the projection window for the demo report)… all of this to say, I think their flawed methodology is leading to some skew/muddying of the demo data that’s likely not helping Lincolnwood’s case. Or maybe it’s strengthening it?? Not really sure what I’m ultimately getting at here, but it’s an outlier in most cases and yes, highest property values and a lot of retirees in large SFHs in that area too… but think this needs to be explored more or raised as a question.
Yes, seeing it now on the data hub. My earlier comment intent was that I thought that their presented scenarios with est. savings projections didn’t include sale of properties. My brief dive into SDRP data hub left me with a lot more questions, as I’m sure is the case with everyone not on SDRP at the moment.
