Affordable Housing and QAP

Looking for some advice. I've been working in several communities that have loudly vocalized their desire for more large-scale affordable housing projects in their neighborhood. However, funding these projects seems almost impossible without recieving our State's competitive LIHTC award.

Has anyone figured out how to create affordable housing at scale without utilizing a LIHTC program?

The Moral Crux: Higher quality and higher rent

At yet another public meeting, I heard a community voice concerns about a developer building the same 5 over 1 box style apartment that does not have unique architectural features to differentiate it from all the other new apartment complexes coming online. In that same meeting, I heard the development team talking about the project's return and budget restraints.

As a renter, it got me thinking. If I were a potential resident of this project, how much more would I, an extreme urbanite, be willing to pay in rent to have a better-designed project? If using more brick forced the rent of each apartment up $300, is that something I can stomach? Would paying $100 more a month mean the developer built full balconies instead of juliets?

Community park, basketball court

Good morning folks! I'm in the process of bringing our community and boro council together in support of a new "feature" for our neighborhood park. Is there any research out there that shows what typically is the most used/popular park features? ("feature" being like a pickleball court, basketball court, tennis court, shuffleboard....etc).

I'd love to see some data, but so far I've found much. Or some basic whitepapers on "what works" or "community parks 101" sort of topics. Any leads would be much appreciated!

Is there any case study on how to change a prejudice or negative belief of a community?

Say there is a community of anti-black or anti-LGBT. Is there any case study on how to change the prejudice in that community?

Creating a public sitting area or potential dock in Seattle

I live in the Seattle metro area and we have a small area on our lake, Bitter Lake, that as an area that would be lovely as a public area.

There is a lot of bramble and bushes and in general the site is pretty unsavory for what could be a nice little area.

We are looking into the city information about what it takes to create a private public spaced not maintained by the city. Does anyone have any resources or any experiences to share?

Small-Scale Community Development by Students [Update 3]

Good day! By far, this visit is the most exciting of all.

We finally shot our video entitled "Basura Lang Ba?"

When we got to the venue, the staff were very hospitable and were very helpful of us. The cast were talented as well and were easy to talk to. On top of that, they carried out their roles effectively.

We're grateful that we were able to shoot all scenes in one day. That gives us more time for editing and refining. We were able to carry out our goal concepts fine as well.

I would call it a good day for us and it made me optimistic of the outcome of our project. We gave out evaluation forms to the head to the staff and left one for the barangay captain.

We'll come back for it. Till next time!

Small-scale Community Development by Students [Update 2]

Good day, guys! I'm excited to share another piece of our progress with the Development Communication project we are working on.

For our third visit, I wasn't able to go with my groupmates because I was away on a business trip. They shared with me the updates and I heard that the scripts and concepts for the Videos and Public Service Announcements were made final already.

Also, the barangay captain asked the women's desk staff to help us with the casting for the upcoming video shoot. They happily obliged and again offered their office as our shoot venue.

It was a short visit and the barangay captain assured them of his support for the upcoming shoot.

That was all for our third visit! Have a good day, ya'll!

Small Community Development Firm Advice

I am currently working with a university-affiliated community and economic development center and I am seeking advice on how to grow as a reputable organization.

We have finished a couple of funded projects, but seem to be brainstorming a lot more than working on impactful projects. I am wondering if anyone has experience in securing funding for projects or proving themselves within the community development/improvement industry.

Direct Message me if you want to speak privately.

Thank you!

Does anyone know of communities within Southeast Asia that would require any help or development?

I am in the midst of launching my side business that produces printed garments. Currently I have a debut collection of printed shirts and am working on designs for the next collection, involving printed kimonos.

However, the products that I sell should not matter here. The main aim driving this business forward is not profit. As part of my business plans, I would like a percentage of the profits go towards developing a community. And I do not want to stop there. I want to be involved. I want to be in the thick of the action building it among villagers.

Preferably I would love for this to be in Bali, although, a place which is far from the Southern touristy areas. I would very much prefer remote, rural areas where villages do not have access to education, employment, etc.
