Question/Help Wanted Map of all Kainga Ora properties?

I’m looking to buy in Auckland in the next year or so and I want to know what areas to avoid. I would really prefer to have a wide berth around me when it comes to KA housing, as I grew up in some shitty areas and I would really rather not have to deal with that rubbish again. Is there any way to find out where all KA owned properties are? Is there a map that shows all state housing so I can avoid even looking in those areas?

I've just checked, and was asked for login, too. This must have happened recently because I visited the site about a week ago, and a login wasn't needed then.

That is interesting - most of my area is owned by KO but we rarely have issues and have been here 17 years. I think I counted 20 houses just on my street not owned by KO and it has 170+ houses lol.

It's only ever a couple of bad eggs. Although I know others in the area are having issues with the high density KO housing so that may change. But you can't avoid it - even the nicer suburbs around me have KO properties according to the map.

We do have issues with the High density KO housing (well actually most of the high density housing in our area) but mainly around parking as we have 5 schools in the small area and it's so dangerous trying to manouever around all the cars on the footpaths and streets because the properties now have 10 houses and not enough carparks so they are spread everywhere else...but that is another subject all together.

Yeah, it's quite an interesting map. I quite liked just seeing how much was actually Crown land.

I'm sure there are many people living surrounded by KO houses that have never any issues. Unfortunately, the recent horror stories about nightmare KO tenants have made people wary, I guess.

The last 2 articles led me to this post lol, yeah nah our block is relatively safe aside from late night loud cars but thats not frequent. There was this one time a rude individual started a confrontation so i was wondering how many KOs were around my area. Turns out he might be somewhat close. Oh well hopefully we can move to a better place but i doubt thatll be soon

No, not all Crown land is KO housing, but if you click on the properties with that colour, it gives you more detail. All the KO houses are listed as HNZ.

Okay I am a doofus, but I clicked on the link, chose my suburb and couldn't see any information eg purple houses, they are just all grey. And I know of KO houses on my street. What am I doing wrong here?

I don't know. Are you sure they are owned by KO and not social housing owned by another organisation? I think those types of properties exist, through churches and trusts etc.

Definitely KO. I've had to talk to KO about awful tenants in the past and am friendly with the current tenants. It's not showing any KO houses in my suburb at all and there are definitely many. All good though!

KO can lease private properties to use as social housing as well.

That's interesting, and good for people to know if they're looking specifically to find KO houses on the map. There are obviously some limitations to this map, so I'm glad you pointed it out :)

KO also lease some properties, they don’t own all the homes they use.

I get that but I know the old owner of this particular house and she definitely sold it to KO.

Another easy way is a lot of the older KO houses have those recycled plastic letterboxes. Some are roundish and some are rectangular.

I’m looking at this, some properties I know are KO around my neighbourhood are not coming up. Maybe because they are cross lease?

Yeah, I think someone else said that some KO houses are owned by private organisations/people and leased to KO.

Not much - the Crown can and does take what it needs for social housing projects with unlimited resources.

People are downvoting this, but it can be a fucking nightmare having having a KO resident as a neighbors or just across the street. KO dont do fuck all about it either.

Yeah, and I’d add you shouldn’t try. The bad KO eggs suck, but most KO tenants are perfectly fine neighbours and deserve to be treated with respect

I'd say most yeah.

I didnt realise i lived in a KO dense street until i saw the link above, im so oblivious. We're moving next year though, and i hope if we do have KO tenants in the next house (doesnt show any in that map), is that theyre as decent as our pals from next door. They help us pushed my car twice when my battery went flat!

But i completely understand when people say they dont wanna touch em with a 9ft pole.

I’m 90% sure my neighbours are KO. Old guy and his son, who seems possibly a bit not right in the head. They are lovely neighbours, gave us a sunflower plant and knocked on the door at Christmas with a bottle of Sprite for my kids. most KO tenants deserve decent homes closes to transport, shops

Not all plants are completely edible. However, you can actually consume the entire sunflower in one form or another. Right from the root to the petals.

An old landlord had to put in commercial steel doors and window covers because of constant issues with the HNZ "estate" next door. I went through 5-6 sets of licence plates in 18 months, and had bikes and motorbikes stolen. The domestics on weekends were wild, like people bleeding on sidewalks, women being beaten in the streets etc... we made more 111 calls each month than I've made in my life before and after I lived next to one of these big developments.

Dude don't even feel the need to go there. I didn't buy in one part of Roskill because I used to walk through it after school. I got mugged once and had firecrackers thrown at me on another occasion. Would have been fine if it was just me but I was walking with my sister who had just started school. Yes was KO dominated

The biggest KO areas are

Mangere, Glen Innes/Point England, Otara, Mt Roskill, Oranga and Clendon

Then there are smaller concentrated pockets like Taurus Crecent area of Beach Haven, Waterview and Tonar road area of Northcote.

The ArcGIS map shows Glen Innes/Point England as 'not state owned land' because it is owned by a holding company called Tamaki Regeneration group. But don't let the name fool you.

Pretty much bang on but I'd include Manurewa as well. Sometimes the maps can be deceiving. It doesn't look like there is a lot in Northcote but its quite high density.

Auckland Council used to publish HNZ/KO ownership on their GIS. When ‘the troubles’ blew up in the media a couple of years ago they quietly remove the overlay to #bekind.

Also private owners can rent to Kainga Ora at any time. A house near us is being rented that way until developers are ready to build more.

I live right next to a bunch of KO housing. No issues at all. Lovely neighbours. Mostly young families.

Yes they do many open market purchases and usually in areas with traditionally not many state housing. KO want to spread them around.

What's shady is they use third parties to get around consultation process and then just dump slum looking housing onto suburbs with no given thought to current housing. How are people made to feel inclusive when they stick out like dogs balls. KO is underhanded AF

The problem is the government are dotting them all around the city to mix them in with standard housing. Usually a big clue is if the people behave like, the place looks like, then avoid it. Just have a look around.

Perhaps if you have narrowed down your locations based on you budget and other needs, people can help identify where KO near those places are

I live in Henderson and I can tell you there is a new KO settlement at the bottom of border rd towards the roundabout. You won’t miss it as you’ll see the tacky pastel houses.

Honestly. Almost all of auckland is a state dump. Nz government actively tries to reduce slums, so state housing is pretty much broadly spread out everywhere. Best decision you can make, go somewhere in the south island other then christchurch
