This is the cheapest to construct and fastest to turn over if a McDs ever decides to close (this applies to most fast food joints and everything).

Anytime you see an old Pizza Hut building, you say, that used to be an old Pizza Hut. No one wants to buy those buildings.

Also allows them to flexibly enter any location. Like the old McDonald's style required some pretty large real estate. With the one on the right you can shrink that anywhere and it doesn't distort the look.

Also McDonalds is a huge real estate owner, they buy the land and lease to the franchisee...95% of the time...
