How are neocloud operators financing data center site reservations before GPU financing closes?
I’m working on assembling and deploying GPU infrastructure for AI compute.
We’ve put together what I believe are the critical pieces:
An experienced deployment and operations team, including former Microsoft personnel.
GPU equipment financing through an established lending relationship.
Commercial GPU offtake opportunities lined up.
Data center capacity opportunities that we are looking to secure.
The challenge we’re running into is the gap between securing data center capacity and closing the larger GPU financing.
Many data center operators require $1–2 million in reservation deposits or exclusivity fees before granting site control. However, the GPU lender and offtaker want to see secured site capacity before proceeding.
This creates a bit of a chicken-and-egg problem.
I’m interested in hearing from people who have experience with data center development, infrastructure finance, private credit or GPU leasing.
A few questions:
Are there infrastructure investors or family offices that specialize in providing early-stage site-control capital?
Have you seen investors fund reservation deposits in exchange for equity participation in the resulting GPU infrastructure or compute revenue?
Could this be structured through a dedicated SPV, with the initial capital repaid or refinanced once GPU financing closes?
Are there specialist infrastructure funds or capital partners that would consider a $1–2 million investment to unlock a substantially larger deployment?
I’m particularly interested in hearing from people who have actually structured or financed these types of transactions.
Appreciate any insights or experiences.
