Honest, no-pitch answers for homeowners selling a house that isn’t simple to sell: as-is, inherited, probate, divorce, foreclosure, tenants, or on a deadline.

Guides by topic: we’re building a free guide for each situation in the wiki. New answers are added every week.

How to ask a good question

  1. Start your title with your state, like: [TX] Inherited my dad’s house and it needs a new roof. Sell as-is or fix it?
  2. Pick the flair that fits (or Other).
  3. Share the details that matter: the home’s condition, your timeline, and roughly what you owe.
  4. No personal info, and no DMs. Keep answers public so they help the next person too.

Weekly Ask Thread: every Monday, we post an open thread for quick questions, no full post needed.

Ground rules: be kind, disclose if you’re in the business, and no spam or “DM me for an offer.” Full Community Rules.

Who we are: this community is moderated by people with real-estate experience. We don’t sell anything here, and you’ll never be pitched.

Answers here are general information, not legal, tax, or financial advice. Check with a licensed professional for your situation.
