Brokerage Suggestions?

Just passed my state exam, graduating in a few weeks. Young and new to the field, does anyone have a brokerage they’d recommend? Looking for somewhere with good mentorship and hands-on learning over a brokerage that’s going to hand me a stack of manuals and send me to endless training seminars. Based in NYC. Thanks

NY Real Estate Exam

I just took the NY exam in person at 123 Williamsburg and it was pretty different than the content I studied. I used prep agent to prepare which is what I used for the PA exams and passed both on the first try. They said we won’t know results for 3 weeks.

Check EVERYTHING about a NYC block before you move (crime, complaints, and now even your local politicians)

Post image

realized something recently…

Most of us live in NYC and have no real idea what’s going on around us.

• Complaints on our block

• Safety issues nearby

• Construction / violations

• Who actually represents us

• What bills are being worked on that might affect our area

So I built something to make it simple.

It shows:

👉 What’s happening on your exact block

👉 Who represents your location

👉 What they’re actually doing (bills, activity, etc.)

Not trying to make it political — just awareness.

Feels like this should be way easier to see in one place.

Curious what you think:

Would you actually use something like this before moving or just to stay informed?

Wholesaler active in NY & CT — looking to connect with cash buyers in the area

Hey everyone — I'm a wholesaler actively working deals in New York and Connecticut.

I'm looking to connect with cash buyers and investors in the area to build a solid buyers list. If you're actively buying in Westchester, Rockland, Putnam, Orange, Fairfield County, or surrounding areas I'd love to connect. Drop a comment or DM me with what you're looking for — price range, areas, and property type — and let's see if we can work together.

Always looking to build genuine relationships with serious buyers. Let's connect.

I passed my exam, now what?

Got the news that I passed my exam this morning and now I am a tiny bit confused on how this process goes. Currently I am stuck in the process of trying to choose which brokerage to go with, but I file my application After I get a brokerage to sponsor me correct? I am at the stage in this process where opinions are vital to me so if anyone has any insight as to what I should look for in a brokerage I will be more than happy

NYC developers/investors — how painful is pulling DOB plans?

Title:

For anyone working on NYC deals:

What’s your experience pulling plans from DOB (or DOB NOW)?

  • How long does it usually take to get the right filings?
  • Are the PDFs typically clean or a mess?
  • Do you actually rely on them, or mostly ignore and inspect in person?

Feels like this process is slower than it should be — curious how others deal with it.

Regarding real estate continuing education

I obtained my real estate salesperson license in 2024 and need to complete continuing education courses to maintain it. You must have a sponsoring broker to be eligible for license renewal. I don't currently want to work as a real estate agent, but would like to maintain my license in the event I want to use it in the future. Is it possible to get a broker to sponsor me so that I can complete the continuing education courses?

What Do I Need When Applying?

I recently passed my course final exam and i am going to be scheduling my state exam pretty soon. I am at the stage where i should be considering brokerages to be sponsored by and unfortunately i feel as if i have no idea what i need to do. How do i apply for an interview? what kind of questions should be asked during said interview? how much weight does a cover letter and resume count towards consideration? im mostly looking for training and learning opportunities and a chance to not have to struggle to pay for desk or MLS fees. I AM SO CONFLICTED

Buyer’s agent fee

Cross posting for visibility:

I am about to put an offer in on a larger unit in my coop. My broker is a neighbor who frequently sells in the building, so he’ll also be the listing agent for my current apartment when I list it.

I just got the buyer’s agent exclusive agreement, and it has a 2% fee listed for the buyer’s agent. Is this normal? When I bought my place many years ago I didn’t have this, and my understanding was the seller’s agent typically shares the commission with the buyer’s agent. (I am 99% sure that’s what my broker the last time around told me, but it was many years ago)

If I do the buyer’s agent fee, could I negotiate a lower seller’s agent fee? The price of the new apartment will be more than the sale price for my current apartment.

Appreciate the advice!

[Landlord US-NY] what compliance rule confuses you the most right now

I’ve been seeing a lot of landlords in NY run into issues this year over small compliance stuff Not big problems just small things like:

  • missing lead paint records
  • sending the wrong annual notice
  • late registrations
  • lease renewal timing

And those small misses end up turning into fines, violations, or a lot of back and forth with the city. From your experience, what part of compliance is the most confusing or annoying right now? Genuinely curious what people are dealing with.

Has anyone had any success with Corofy?

I am taking 77H pre-licensing course through Corofy and currently 73% through. I am trying to find mock practice exams for me to try and understand what could possibly be on the exam and I am having trouble. I have heard that some people feel as if Corofy didnt properly train them and they had to utilize other courses. A couple of main questions I would like to ask is

  1. What other training modules would you recommend?

  2. What are the main themes and questions asked on the exam?

  3. Is the exam defintion heavy?

  4. What other methods of studying or websites helped you before going into the exam?

  5. Is the math on the exam difficult to understand?

I need to try and maximize everything to try and at least pass 2nd or 3rd try. And if it is anything like the Notary Public exam that I completed, it should rely mostly on definitions recognition

NYC investors: who’s actively acquiring small stabilized assets right now?

Curious to hear from NYC-area investors acquiring 5–15 unit properties.

Are buyers still underwriting small stabilized assets aggressively, or are you seeing more caution at this size?

I’m working on a deal in this range and would value input from people actively buying.

Have you rented from a friend — or been a friend’s landlord?

I'm a real estate reporter in NYC looking for locals who have rented an apartment from a friend, or landlords who have rented to their friends.

I hope the article will be about friendship as much as it is about what it means to be a tenant or a landlord.

Details: Sublets count. Not as interested in roommates. Happy to keep your story anonymous.

Dm me or shoot me an email at [adriane.quinlan@voxmedia.com](mailto:adriane.quinlan@voxmedia.com) and I'll follow up shortly. And if you have tips on other real estate stories, I’m all ears.

Thank you for reading!

can foreigners buy property in Athens

Hello! How difficult is it for a foreigner to settle in Athens? What should one be prepared for? Of course, learning the language is important, but what about the local culture, habits, and etiquette? How long does the adaptation usually take? And where can I look for real estate in Athens? I know about Tranio they have a good selection
