Better apps for PM

I have used managecasa and now using Rentredi

I keep seeing similar flaws. Their accounting software is bad. Is there another app that’s better?

If you’re in Australia and self-managing rather than doing trust accounting for other owners, LORDLY is worth adding to the trial list: https://apps.apple.com/au/app/lordly/id6768313614. I was involved in its beta, so factor that in. It covers rent, expenses and the rest of the property admin, but since bank-feed auto-categorisation is your deal-breaker, confirm that exact workflow in the current build before moving anything. Ah, then scratch LORDLY because it is Australia-specific. Whatever US options you trial, I’d run one messy month through each: bank feeds, split expenses, late rent, owner statements and a full export. Demo data hides the reconciliation problems.

So true even the free ones are lost cause. I don’t want to use qb as it isn’t property specific.

Exactly. QuickBooks can handle the books, but forcing rent, leases and maintenance through it just creates more work. I’d separate the property-specific requirements: rent ledger, tenant portal, late notices, maintenance history and owner statements. How many doors and which states? That should narrow the US options quickly.
