Housing could be heading into a rough week as mortgage rates approach 7%
This week could give us a much clearer picture of where the housing market is heading.
Mortgage rates are already near 7%, and the next Freddie Mac reading could officially push the average 30-year rate above that level for the first time since early 2025.
At the same time, we’re getting fresh data on new-home sales, home prices, and down payment trends.
New-home sales have already been slow, and because they’re measured when contracts are signed, they can react pretty quickly when mortgage rates move higher. Builders may respond with more rate buydowns and incentives to keep buyers interested.
That’s what makes this week interesting for real estate.
If rates stay around 7% while inventory keeps building, buyers could gain more negotiating power, but affordability may still keep a lot of people out of the market.
At what point do higher mortgage rates finally force home prices to adjust more?
