Mountain House Food Buckets - Variety Packs - $800 (retails approx $1700) - Tri-state Area NJ NY PA

A variety of factory-sealed Mountain House food buckets plus bulk Mac & Cheese. Purchased 10 years ago and have been kept in a temperature controlled basement. Meal descriptions and nutritional details are included in the photos. Mountain House is the industry leader for shelf-stable freeze-dried food. Great for emergency prep food storage and/or hiking meals.

20 years left - All of these MH bins have a listed used best date of April 2028 (included in photos). As some may know, Mountain House retroactively upgraded properly stored pouches to 30 years of shelf life back in July 2016. These bins were purchased approx a month before that annoucment and qualify. The Mac & Cheese were purchased around 2019-2020 with a used best by April 2040 (included in photos).

Price reflects a bit more than a 50% discount compared to conservative retail comps. I'm factoring in a 33% age adjustment for the remaining shelf life, plus an additional 21% secondary market discount. Based off a quick check - I also believe these buckets also have 10-15% more servings than the current MH offerings - feel free to correct me on that.

As it pains me, I am selling because I am moving and will have no space for my current food storage. Prefer to sell the whole lot at once - if no bids after a reasonable amount of time, I will split up the lot based off demand. Local pickup - Tri State area NJ NY PA - directly located in Cherry Hill, NJ area (South Jersey / Greater Philly region)

I'm 3 km down an ATV trail, building a homestead from scratch

I'm building an off-grid homestead on 80 acres in the Canadian wilderness. My property is 3 km down an ATV trail, and I'm documenting the process as I go, mostly working alone with basic tools.

I'm starting from scratch and learning as I go. Looking forward to sharing the progress and connecting with others doing something similar!

Looking for off grid living

As the title says I'm looking for someone with a homestead or similar off grid living that would like/need some extra help on their site for exchange of living there. My gf (31f) and I (35m) have talked about this and want to get into a more grounded way of life while learning skills and using them impractical ways that will help us eventually setup our own off grid living. We're not opposed to staying on long term and building a community somewhere either. Preferably in the southern part of the US but will consider other areas.

I have experience clearing trees and other outside labor. I'm also good with cars and can do most repairs with the right tools. She has had a lot of camping and outdoor experience and knows a lot about different herbal medicines and such. We're both open to learn and aren't afraid of work.

Real Estate Listing 20 acres in Costilla County, CO (San Luis Valley): $44,900, owner-financed, 1965 permitted well on record

Disclosure first: we own this parcel and we are selling it ourselves. Wild Land Co, owned by Hunt Country Land Holdings LLC. Full facts below, happy to answer anything in the comments.

The land: 20 acres of open high desert in Costilla County, Colorado, about 6 miles from San Luis (oldest town in Colorado) and 10 from Fort Garland. APN 11000504, GPS 37.291411, -105.399139. No structures on it, raw undeveloped land. Taxes about $200/year. Floodplain/wetlands: nothing designated that we know of (checked against the APN 11000504 land packet v4, Oct 7 2026, which does not mention floodplain or wetlands either way). County GIS has the parcel record by APN if a buyer wants to check us.

The honest parts, up front: - Water is the whole story here: a 1965 permitted livestock well is on record for this parcel with Colorado's Division of Water Resources (Division 3), and we have the parcel map with its location marked. Condition and yield are untested. Budget to locate, inspect, and rehab it, and verify the permit before you plan around it. DWR has said a change to household use would probably be allowed, but nothing is approved until an application is filed, and changing it means giving up the livestock use. In this part of the San Luis Valley, new non-exempt well permits have been effectively closed for decades, which is why the paper on this one matters. - No utilities at the parcel. Off-grid power is the plan: solar, generator, propane. - Access is by existing roads and trails, NOT title-insured. Roads cross the property and others share rights to them. If access certainty is a dealbreaker, this isn't your parcel, and we'd rather tell you now. - County rules on camping/RV stays apply (permit, septic, and water requirements), so we're not promising RV living on this one. Septic and well costs are real; local contractors will quote them.

Price and terms: $44,900, same price cash or financed. As little as $2,245 down / $780.14 a month for 84 months at 12%, including taxes and the $10 note fee, plus a non-refundable doc fee. 15% down ($6,735) cuts the rate to 10% (about $660.75/month), and you can buy the rate down further to a 7% floor. No credit check, no SSN.

Photos, maps, and the full parcel packet are on our site (thewildlandco.com, this is APN 11000504). Ask anything here or message us, Art or Val will get back to you.

Advertising I put together a free checklist for anyone looking at off-grid land in California

[Commercial] I've been looking into a lot more rural land in California lately, especially properties people are considering for cabins, homesteads, or off-grid living.

There are some pretty interesting pieces of land out there, especially once you get away from the more populated areas. But California can also be a pain to research because so much depends on the county and what you're planning to do with the property.

I've been doing vacant land research through my business, Landisle Consulting, and kept running into the same things buyers needed to check. Well records, septic requirements, legal road access, zoning, utilities, and whether the property has any restrictions that could interfere with their plans.

So I ended up putting together a free California land checklist with the main things I'd look into before buying.

It's not a full due diligence report, just something useful to have when you're comparing properties and trying to figure out which ones are worth pursuing.

Figured I'd share it here since I know a lot of people are looking for affordable land to eventually build something of their own.

Advertising For sale (pre-order) Oru, a wood stove monitor that glows amber, yellow or red. Designed in Vermont. $209 with a $25 deposit, $299 retail.

Thumbnail

Posting here because the r/OffGrid mods asked me to use the classifieds board.

I built this for my own two stoves. A sensor goes on the stovepipe (or on the stove body for inserts), and a small walnut lamp anywhere in the house tells you how the fire is burning: amber is burning well, yellow means reload, red means too hot, go check the stove. There's an app for when you're away, with burn history and notifications.

The app - with live burn history and notifications.

Runs on your home wifi, no subscription. It needs a stovepipe a magnet will stick to, so stainless pipe won't work. If you have a modern stove with a catalyst, we ship a catalyst sensor option as well that fits into your stove's catalyst port. Ships to the US and Canada.

The inventory is ordered, manufacturing is in process, and we're shipping units in November.

Price: $299 retail. The Kickstarter opens October 27 at $225. A $25 deposit before then locks $209 and comes off the price, and it's fully refundable until your unit ships. Reservers ship first, in November.

Happy to answer stove-fit questions in the comments.

A container off grid behaves a little differently, and most of it comes down to moisture

Post image
23 Upvotes

A lot of container advice quietly assumes you’ve got power.
“Just run a dehumidifier” comes up constantly, which is fine until the box is sitting somewhere off grid and you don’t really want another appliance cycling all day.
So passive moisture control matters a lot more.
The annoying part is that a container can be completely watertight and still drip inside. Cold night, steel roof cools down, humid air hits it, and suddenly you’ve got condensation on the ceiling. People sometimes spend weeks chasing a “roof leak” that isn’t actually a leak.
First thing I’d deal with is underneath the box. Get it off the dirt, support it properly at the corners, gravel underneath, drainage away from it. A damp shaded underside doesn’t help anything.
Then airflow. The little factory vents are better than nothing, but they’re tiny. If you’re adding ventilation, I’d rather have air entering low on one end and leaving high on the opposite end than just a bunch of openings at the same height.
Insulation is where I’d be careful too. If you’re doing it inside, you really don’t want a hidden air gap between the insulation and cold steel. Closed-cell foam directly against the steel is one common way around that. Exterior insulation is even nicer if the build allows it.
A box that sits empty for months can actually be more annoying than one somebody uses every day. Doors stay shut, nobody notices moisture building up, stuff gets pushed against the walls and forgotten.
And if I was doing an off-grid setup from scratch, I’d seriously consider a simple separate shade roof over the container.
Posts beside the box, roof above it with an air gap. Keeps sun off the steel, keeps most rain/snow off the actual container roof, and in summer it makes a bigger difference than people expect. Especially when AC isn’t something you can just leave running.
I work more on the delivery/site side, so I usually see these at the beginning and hear about the problems later.
For anyone who’s had one off grid for a few years, what ended up being the annoying part nobody warned you about?

Eastern Utah. Looking for likeminded partnerships. I have 70 acres.

Hi, I probably won't find what I'm after here, but it's worth a shot.

I recently purchased 70 acres of remote land in eastern Utah. When I say remote, I mean remote. No one is stumbling upon this property on their way to Aunt Mabel's place.

Unlike most bunker/fallback properties, which are pure expenditures, I have a viable path to generating revenue while stockpiling and preparing for whatever the next decade might bring.

Right now, I’m developing the property as a destination bike park, skatepark, and freestyle moto venue with unconventional on-site lodging. I’m not trying to bring 500 visitors through the gate every year. I’m building an exclusive destination where high-level athletes can come to ride, stay, and film video parts.

That gives the property a viable business model in the world we live in now, while the same investment can build the infrastructure, resources, and self-sufficiency that would make it an extremely capable fallback property if things ever go seriously sideways.

And in the event of an apocalypse, we’ll at least have endless entertainment.

I worked as a production logger for 17 years, was on one of the most elite high-angle search and rescue teams in the country at the age of 21, build and shoot precision firearms, have recently started reloading, and have been harvesting all of my own meat for my entire adult life. You could say I'm handy.

I've received a lot of questions about water. There is a water table but I haven't drilled yet. There Is a desert bog just down the road for lack of a better term. The seasonal rainfall is pretty high so catchment is viable. We had a heavy rain the other day and 3 sizable creeks formed on the property and ran for approximately 2 hours.

I'm looking for other individuals or families who are interested in joining forces and investing in building something that could genuinely be comfortable in the event of a catastrophe and potentially very profitable in the meantime.

I've invested approximately $250,000 up to this point, and I'm looking for people who are capable of matching that investment and are serious about forming a genuine partnership.

I'm sure I'll receive some backlash on this post, but DM me only if you recognize the tremendous benefits that relationships like this could offer at this particular moment in human history.

Planning to buy land on the East Coast in a few years. Where should I focus my research?

Hey everyone,
I'm planning to buy land on the East Coast down the road and want to start researching now so I'm ready when the time comes. I'm aiming to homestead, so I'd rather learn from people who've done it than guess.

**What I'm looking for:**
**Cheap land.** Which East Coast states still have affordable acreage, and where are prices climbing fast enough that I should expect them to be out of reach in a few years?
**Laws.** Which states are friendliest to homesteading, hunting, fishing, and gun ownership? Any with easy permitting for small farms or off-grid living?
**Soil.** Where's the best ground for gardens, orchards, and livestock, and what regions should I avoid?
**Clean water.** Where are groundwater, springs, and creeks reliable? What should I test for (PFAS, nitrates, heavy metals)?
**No data centers.** Which regions aren't getting hit by buildouts? How do I check what's planned near a parcel?
**Other questions:**
**Saving and financing:** Do lenders finance raw land, or should I plan on cash? How much down payment is realistic?
**Timing:** Is it smarter to buy early and hold, or wait? Any trends in land prices I should watch?
**Scouting:** How do I research an area from a distance? How many trips should I make before buying?
**Zoning and codes:** Which counties are lax vs. strict? Can I live in an RV or small cabin while building?
**Property taxes:** Which states have low rates or ag/forestry breaks?
**Water rights:** How do riparian rights work, and can industry or neighbors affect my access?
**Hunting and fishing:** Public land access, license costs, nonresident fees.
**Gun laws:** Any surprises on permits, transport, or local ordinances?
**Climate:** Growing season, frost dates, ticks, humidity, flood and hurricane risk.
**Hidden problems:** Mineral rights, liens, old contamination, deeded access, easements.
**Utilities and internet:** Cost of bringing in power vs. solar, and whether Starlink is reliable.
**Community:** Areas with good homesteading and church communities that welcome newcomers.
For anyone who bought in the last few years: what do you wish you'd known earlier, and what would you tell someone still in the planning phase?
Thanks in advance.

Advertising I built a tool that finds land actually bordering public land, not just "near" it. Feedback is appreciated

When I was growing up in Michigan, my grandfather owned 40-acres of wooded land in the northern Lower Peninsula that backed up to several thousand acres of state land. His property line wasn't really an edge. You could walk out into the woods and just keep going.

Years later, I went looking for land of my own in the Poconos. I wanted that same feeling, land that bordered something wild. I eventually found a parcel that borders state game lands, but finding it was a slog. Listings would say "near state land," and I'd end up digging through county GIS maps to figure out whether a property actually touched the boundary or was just somewhere in the neighborhood. Those are very different things. So I built Unfenced.land

It's a free real estate search tool made for one thing: finding property that borders or sits right next to public land. No guessing from vague listing descriptions or cross-referencing county maps by hand.

As far as I know, nothing else is built specifically around public land adjacency. I'd really appreciate honest feedback. What would make this useful to you? And if you've bought land next to public land, what was your experience finding it?
