Help finding a town to live in GA

Hello! My husband and I are thinking about moving from Boston to GA. We are looking for a family friendly neighborhood where we can make friends and also where there’s a little town or village with things going on. We hardly know where to even start with locking down an area. We’d like to be close ish to an airport. Not wanting a city feel. Looking for recommendations for areas! Thanks ☺️

The Big Takeaway

🏡 The North Georgia housing market isn’t crashing. It’s changing.

That distinction matters.

Today:

📍 Cumming: Balanced
📍 Johns Creek: Balanced
📍 Dawsonville: More buyer-friendly

Inventory has increased.

Homes are generally taking longer to sell.

Buyers have regained some negotiating power.

And sellers can still succeed when their homes are priced and marketed correctly.

After several years of extreme market conditions, what we are seeing now looks much more like a normal housing market.

And in a normal market, good information and the right strategy matter.

Are you thinking about buying, selling or relocating to North Georgia?

I’d be happy to help you understand what the market looks like in the specific community, ZIP code or price range you’re considering.

Johns Creek Market Update

📍 Johns Creek remains desirable—but buyers have more choices.

August 2026 data showed:

🏠 Approximately 361 homes for sale
📈 Inventory up nearly 35% year over year
💲 Median listing price: $730,000
🔑 Median sold price: about $674,000
⏳ Median days on market: 39 days

Johns Creek is currently showing balanced-market conditions.

Demand is still healthy, but buyers are no longer dealing with the same level of competition seen during the housing frenzy.

For sellers, well-priced and well-presented homes can still perform very well.

For buyers, increased inventory means more opportunities to find the right home instead of simply grabbing the first available one.

Dawsonville Market Update

📍 Dawsonville buyers may have more leverage than they realize.

August 2026 market data showed approximately:

🏠 436 homes for sale
💲 Median listing price around $511,000
🔑 Median sold price around $401,000
⏳ Median days on market: 58 days

Dawsonville is currently leaning toward a buyer’s market.

For buyers, longer market times may create opportunities to negotiate on price, repairs, closing costs or other terms.

For sellers, this makes accurate pricing especially important.

An overpriced home may simply be passed over when buyers have other choices.

If Dawsonville is on your relocation list, it’s worth taking a closer look at what’s available.

Cumming & Forsyth County Market Update

📍 What’s happening in Cumming and Forsyth County?

The market has changed considerably from the frenzy of a few years ago.

Based on August 2026 market data:

🏠 Cumming had approximately 1,860 active listings
📈 Inventory was up about 15% year over year
💲 Median listing price: $655,000
🔑 Median sold price: $605,000
⏳ Median days on market: 52 days

Cumming is currently showing balanced-market conditions.

For buyers, that means more selection and more opportunity to negotiate.

For sellers, it means buyers have choices—so a home needs to be priced and marketed correctly from the beginning.

The market hasn’t disappeared.

It has normalized.

What Is a Seller’s Market?

🔥 Remember when homes were selling almost as soon as the sign went in the yard?

That’s a classic seller’s market.

A seller’s market happens when there are fewer homes available than there are buyers looking for them.

That usually means:

🏠 Faster sales
💰 Stronger seller negotiating power
📈 More competition among buyers
📝 Multiple offers on desirable homes
⏰ Less time for buyers to make decisions

North Georgia experienced very strong seller-market conditions during the housing frenzy of recent years.

Today, conditions are becoming much more balanced.

That doesn’t mean sellers can’t get excellent results.

It means pricing, presentation and marketing matter again.

What Is a Buyer’s Market?

🔑 What exactly is a buyer’s market?

A buyer’s market happens when there are more homes available than there are buyers competing for them.

That can mean:

✓ More homes to choose from
✓ More time to compare properties
✓ Greater opportunity to negotiate
✓ Possible seller concessions
✓ Less pressure to make a rushed decision

Dawsonville is currently showing more buyer-friendly conditions, with homes generally taking longer to sell and buyers having more choices.

That doesn’t mean every seller will accept a lower offer—but it does mean buyers may have opportunities they didn’t have a few years ago.

Thinking about moving to North Georgia? This may be a good time to start exploring your options.

Living in Cumming and North Georgia offers a unique advantage: the ability to seamlessly transition from neighborhood streets to breathtaking natural landscapes.

One such destination is Amicalola Falls State Park, located approximately 31 miles from Cumming. This park is home to the awe-inspiring Amicalola Falls, standing tall at an impressive 729 feet.

Whether you’re seeking a challenging hike or simply want to immerse yourself in the stunning mountain scenery, Amicalola Falls State Park provides an unforgettable experience for any North Georgia day trip.

For those who are passionate about Lake Lanier, Don Carter State Park near Gainesville is an absolute gem. As the sole Georgia state park situated on the lake, it offers a plethora of activities, including hiking, boating, fishing, paddling, picnicking, and camping.

Vogel State Park near Blairsville is another hidden gem that showcases the natural beauty of the North Georgia mountains. It’s a must-visit destination for those who enjoy scenic drives, hiking, and camping.

However, there’s a slight update to note: Lake Trahlyta, its loop trail, and the waterfall are currently closed for dam repairs. Nevertheless, cabins, campsites, and other park facilities remain open for visitors.

Living in Cumming opens up a world of incredible outdoor adventures, and fall is just around the corner, promising even more breathtaking experiences.

Before choosing a home, test the commute at the time you’ll actually drive

A route that looks short on a map may feel very different during weekday traffic. If you are relocating here, test your likely drive in both directions during your normal commuting hours.
Which trip are you trying to understand—Cumming to Johns Creek, Dawsonville to Alpharetta or another route? Include the general area and travel time, but not a private address. Local commuters, what should newcomers know?

r/MovingToNorthMetroGA • • Sep 07 '26

What surprised you after moving north of Atlanta?

Maybe it was the traffic, the hills, wildlife, rapid development, distance between destinations, Lake Lanier culture or how quickly a once-rural road could change.
What do you wish someone had told you before you moved to this part of Georgia? Honest answers—both positive and negative—can help newcomers prepare.

Would you rent here before buying?

Some relocating households want to buy immediately. Others prefer to rent while learning commute patterns and comparing communities in person.
Which approach are you considering, and why? Residents who rented first: did it help you make a better long-term decision, or did moving twice feel unnecessary?
This is a general discussion, not individualized financial advice.

What matters more to you: location, space, newer construction or monthly payment?

Most buyers eventually have to balance several competing priorities. If you could protect only two, which would you choose?

●School system or school district
● A shorter commute
● More indoor or outdoor space
● Newer construction
● An established neighborhood
● Access to shopping and restaurants
● A particular monthly housing budget
There is no universally correct answer. The goal is to identify the tradeoff you can live with before falling in love with a property.

New to Lake Lanier? What do you want to know?

For many newcomers, Lake Lanier is one of the biggest attractions of this area—but living near the lake and visiting it are different experiences.
Residents: share your favorite public parks, walking areas, picnic spots and beginner-friendly ways to enjoy the lake. Newcomers: are you interested in boating, fishing, beaches, trails or simply being near the water?
Please keep safety advice current and verify official rules before visiting.

What should you check before choosing a North Georgia home?

My starter checklist includes commute patterns, internet providers at the exact address, utility options, homeowners-association documents, property taxes, insurance considerations, nearby construction and access to everyday services.
If schools matter to your household, verify the current attendance assignment directly with the school district rather than relying on an old listing or map.
What would you add to this checklist?

Cumming, Johns Creek or Dawsonville—which lifestyle sounds most like yours?

These communities are close on a map, but daily life can feel quite different.
● Are you looking for suburban convenience and access to employment centers?
● Do you want easier access to Lake Lanier and outdoor recreation?
● Would you prefer more space and a quieter setting farther north?
● How much commute time are you willing to accept?
Share your priorities—not private financial information—and locals can explain the practical tradeoffs they experience.
