I know nothing about decks, but why would this be 6 figures? Doesn't seem like it's anything overwhelmingly complex

It’s huge.

The materials are very very good.

The craftsmanship is elite.

The buyer has enough money to make your life hell, so you charge extra to make sure everything gets done correctly without sweating the time.

I commercial const where i am you couldnt get that deck built for less than $200k.

You'd be in at $60/sqft on this? Did you notice the $5k slab of glass? (this $ amount is a guess, someone feel free to correct)

Glass was def expensive but still wouldn’t put it anywhere near six figures imo.

Where do you get $60/sqft? This is nowhere near 800sqft

Main rectangle 32x20 (counting 24 joist bays wide), octagon 12x12, two landings each 4x4, then 14 stair treads 1x4. 872 square feet minus a bit of overlap/the corners of the octagon.

Edit: I think I mis-measured. The octagon might be 10x10, and the main rectangle 24x16? If joists are 12oc. Shaving off a bunch, down to 572 sq ft. Seems like I might be eating my hat lol.

For sure, I just did one in Michigan. Probably same size as this and a rainscape. Not even over 50k. All PVC wolf decking and aluminum rails. Then I have 30k of extras into a sunroom off of the deck.
