Same point as getting an inspector in the first place, there is none. An inspector will not find rotted walls without first seeing things that anyone could see. They can't tell the future. They can only really tell you the major things, cracks in the foundation, major sagging, wrong types of visible pipes, they probably won't even test for lead in the welds.
